Help me design my garage.

We had a huge amount of rain over the Christmas period. Our December average is around 104mm - we had 410mm for the month - a new December record. Out of 31 days, we had 23 that rained. On Boxing Day we had an official rainfall of 110mm, most of which occurred over about three hours. Our average annual rainfall is around 770mm, we had 1550mm for 2010. Our neighbour has had their house rendered and have not put the downpipes back on, plus their stormwater drain was broken and flowed directly into our yard. We have fixed their stormwater drain and this got rid of about 60% of the water. The garage is down the back of our sloping block (next to the new pool), so both had mud and water flowing over them.



Here in QLD, we have had two entire towns evacuated for flood waters, the major towns south and north of us have been (or are about to be hit fairly hard by flood waters). Bundaberg has had record floods and Rockhampton to the north is expecting record floods for the next 10 days as swollen creeks and rivers make their way to the sea. Interesting that we had a 1:100 year rainfall event in Central QLD about three years ago - this one is even bigger and we have just started summer and have not had a cyclone cross the coast year.



It will be an interesting year - likely very wet.



the only good points are that due to the new pool, the Porsche was up the top of the block in the carport and the golf cart was also not in the shed at the time.

I have read that a land mass as large as Germany and France is under water. Somewhat difficult to imagine. Guess the good news is that your garage was able to keep your car dry!

that reminds me that i have to get a better weather seal on the side door - during a hard rain i get a puddle right where i sit at a bench to access the garage computers

Trying to decide on color combos. If you guys get bored or actually like doing this sorta thing. Id love to see what you come up with. I have a PNG file of my garage drawn up in MS Paint. You can load it in your version of paint then play around with the colors. Paint walls, floor etc. You can also drag the furniture around but the it only looks right on the back wall. The small cabs are overhead.

This is neat. I am in the same situation as you in designing a garage. I found a book, how to build your dream garage by lee klancher on amazon. I either found it here or on reenslist Anyway great ideas across the price range. Trying to figure out floors that will look cool and work with a lift to max space. I like colors so that comes into play. My contractor asked me where I got all these great ideas. All of a sudden great sounds expensive!!!

Its orange. I also played around with Red but just on the bump out. Was looking to do half the wall in light gray and the top in white. Then i added a red floor and really looked nice IMO. Hard to choose.

Well after months of torture from small village bureaucrats I finally got my permit to build the garage. Today my contractor and I identified the trees coming down. When he showed me the dimensions on the land I must say I blanched. I have been throwing about 3 car garage as some of you know for months. Boy is the footprint huge. Tomorrow I get a preliminary estimate of the cost. For those of you who might wonder why I am doing that now instead of earlier, no I am not stupid. My contractor built us a 26000 sq. Foot building last year and is finishing a 19000 sq ft one this summer. He has also done tons of work for me. Trustworthy. Jay if the number is too huge and I have a heart attack use my dinner monies for dessert! Now the interesting period begins. Onward Christian soldiers!

I am asking for some advice here. I am building a three car garage with a double door and a single door. Where should I locate the lift? Behind the double or single? Appreciate any suggestions.

this is the issue i have wrestling with for 4 years - if you put it on the single, it makes for a more convenient garage, but is difficult to work in - if you put it in the double, working is easy, but it sucks up a lot of space

Put it behind the single, and locate the single at the far end of the garage. Most traffic will come in and out of the double doors which are now closest to the house, and you can lock the single door shut when the car is on the lift (if it would interfere). You're now free to work unimpaired and you aren't tripping over the lift when you use your daily drivers.

yeah - the problem lies in being able to get side access to the car on the side that the wall is on - this is the problem i have (as well as a danged post between the 1 and 2 car sections - this is exactly why i do not have a lift here - i can get past the other problems, but deciding which side to put it on is an issue - even getting a portable max-jax presents the same problem, unless i drill on both sides so i can use it in either place

lol - yeah - unfortunately many of us are stuck with 3, and they are often 2+1



depending on the kind of work to be done, i might recommend the max-jax and drill 2 sets of holes - that way, it could be easily moved from the single for "normal" use, to the double for bigger projects that require more room around the car - costco carries them, and they were under $2k delivered the last time i looked at them

Part of the idea for a lift was to increase capacity by 1. Have you seen how big a four car garage is? I spoke to and went over this with my contractor and he felt the middle was the most practical for ease of use. He suggested if the other cars were in the way to move them outside. Height now comes into play with average seemingly 12 ft. This impacts the room above the garage area. Roof higher hmmm? Allan right now the single is closer to the house. There will be a side door for ease of exit. Block is drying so not locked in stone. Ha ha. There are a fair amount of lifts to choose from and that is what I am researching now. A couple of guys at the Newtown event made some suggestions and am looking at all possibilities. The second floor seems to be morphing into an art studio, tack room, grand kids play area storage and general hang out area. Wish the nightly rains would stop as I am a month behind. But that's not in my hands now is it!

That sounds pretty tempting. I'll have to check it out. One obstacle I may have is overhead height - I'll have to measure how high I can actually lift a car before it bumps into either the opener, or the door itself when it's in the open position...

that's the reason i have been considering that unit - it is the only thing that will fit in my garage - it only goes 4' high, but i doubt i can even go that high in my garage

Ok gents, once again I am soliciting your advice, expertise and knowledge. Che garage,which looms over my house is at that stage were I have to decide on a lift. Many of you have weighed in with good advice. Here is where I am at. Recognizing that my mechanical experience and desire probably won't change, I have decide to focus on a storage lift. Taking Allens, suggestion, I am thinking of positioning it at the back of the left side of the double bay under the steps. Allen I know you suggested single bay but doesnt work, but towards the back does. Steps run right to left with a 12.2 ft ceiling. The ceiling was engineered so there is no column Bob. Depth of garage is 32 ft. It looks like I can get pretty close to even park a car in front of that making that one space hold three cars. 2 or 4 post and what kind? There is a lot of choice and this is were I am stumped. Ideas?

what about the Backyard Buddy with casters so you can roll the lift in and out of position (centering on the 2-car side)?
